High Thorn Farm is a small family run enterprise, occupying an enviable position nestled between the beautiful Lake District National Park and the sweeping Howgills. We are situated in one of the UK's most breathtaking places. Come and visit us for your fix of clean air, jaw-dropping scenery and amazing wildlife.

Our prime motivation has always been our love of the landscape, stewardship over the natural enviroment and the respect & nurturing of the indigenous wildlife we are so proud to be surrounded by.

We hope you enjoy our ponds, fields, meadows & uninterupted views of the peaceful countryside.

Over the years we have diversified into other areas. Alongside the farm we now offer luxury accommodation, high quality coarse fishing and stabling so you can bring your horse on holiday with you.

Our Terms & Conditions

Booking Terms

• Bookings can only be made by persons over 18 years of age.
• We reserve the right to refuse or terminate a booking at our sole discretion at any time.
• Bookings are made in accordance with the booking price list from time to time in force.
• We reserve the right to amend, alter or replace any or all of the booking terms without notice.

Booking Conditions

• You warrant that the number in the party is as stated on the booking. Only persons detailed in the Booking are authorised to use or otherwise have access to High Thorn Farm.
  Renters who exceed occupancy numbers will be subject to eviction.
• Guests have no right of tenure and are required to act respectfully and lawfully at all times.
• You are responsible for the cottage and all guests named on the booking during the term.
• Smoking is not prohibited inside the premises although smoking is permitted outside.
• Whilst the booking fee includes a charge for cleaning your cottage following your departure, it must be left in a clean and orderly state with all crockery and utensils clean and put away, and all rubbish removed, wrapped securely and put in the outside bin provided.
• House parties are strictly prohibited and grounds for immediate eviction.

Payment Terms

• A non-refundable deposit of 30% of the Booking Fee (the ‘Deposit’) is required to secure the Booking.
• The balance of the Booking Fee (the “Balance”) is required 8 weeks prior to the Arrival Date (the ‘Due Date’).
• Should the Booking Request be received within 8 weeks of the arrival date, the full booking fee is immediately due and payable. All payments are payable to “High Thorn Farm”)
• In the event of non-payment by the due date, the booking may be cancelled and the deposit forfeit at our sole discretion.
• A £100.00 returnable security deposit is required on arrival to cover againsts damages/cleaning costs during your stay.

Arrival & Departure

• Arrival is permitted at any time after 3:00pm local time on the arrival date.
• Guests have no right of tenure and are required to act respectfully and lawfully at all times.
• Departure is by 10:00am on the departure date with late check outs being charged a full day’s rental.
  Our cleaning staff must have access to the property at 10 am sharp.

Force majeure

• We will not be liable for any loss or delay caused by conditions over which we have no control. This includes, but is not limited to, any loss of enjoyment or inconvenience due to nuisance, noise or disturbance emanating from anywhere within, or in the vicinity of, high thorn farm.
• We reserve the right to enter High Thorn Farm Cottages at any time for the purpose of checking the building and contents.

Liability

• No liability is accepted for any consequential damage or loss to you or any other person caused by any breach of a contractual duty to exercise diligence in making arrangements for you during the term.
• We do not accept liability for injury howsoever caused as a result of the use of high thorn farm.
• No liability is accepted for loss of, or damage to, any personal property or vehicles while at high thorn farm.
